Amsterdam is a trendy metropolis, so it's not surprising that thousands of people want to live there. From the stately avenues in Amsterdam South to the hip bars in De Baarsjes, Amsterdam has something for everyone!

Housing shortage

Finding a home in Amsterdam is difficult because many people like to live in the capital.  There is a much higher interest in rental homes than there are actual rentals available, which creates what we refer to as a housing shortage. This has also impacted the prices.

If you wish to reside in Amsterdam, there are several methods to accomplish it.

If you have a tighter budget, social housing or regulated medium-term housing may be an option, but if your earnings are higher, you'll be required to rent in the free sector or purchase a property.

Free sector studio for rent in Amsterdam

A points system determines whether a home should be leased out as a social home (and thus at a lower cost) based on the needs of potential renters. If not, the owner may set his rent and choose who the new tenant will be.

You can discover these studio apartments in Amsterdam on major real estate websites like Funda and Pararius, but listings come and go so quickly that real estate brokers sometimes don't even bother to post them.

Keeping an eye on the websites of the many independent brokers in Amsterdam is therefore the best method to finding your dream home.

However, that’s a very time-consuming activity to do every day.

It’s a good idea to register with Stekkies. This way, you’ll get an instant notification when a new listing has been posted. And this 24/7!

You won’t only save time, but you’ll also be able to respond quickly, giving you a better chance of being invited for a viewing!

Rent a studio in Amsterdam

There are three ways if you’re looking for a studio for rent in Amsterdam: bare, upholstered or furnished.

The first option, renting a bare studio in Amsterdam, is rarely done in practice. These studios and flats come without any decoration. Most tenants don't want to make a large investment in floors, paint and curtains only to leave a few years later.

An upholstered studio typically comes with carpet or laminate flooring and may have curtains in some areas. You would be responsible for adding any other furniture or decoration to the space. This type of rental is the most common option if you’re searching for a studio in Amsterdam for rent.

A furnished studio has all the furniture and amenities you need to comfortably live there. The bare minimum would include items such as a bed, dresser, table with chairs and a couch.

However, in most cases, you will likely find that Amsterdam studios also come equipped with dishes, silverware, lamps and other decorations. This way, upon moving day, you won't have to make an immediate trip to IKEA or other home department stores.

The price of studio apartments in Amsterdam

Amsterdam is a great city, but the cost of living is pretty high. If you're looking for a studio to rent in Amsterdam, you'll want to know how much it will cost you.

The price of housing has gone up in recent years due to limited supply, but there are still some affordable options depending on the location.

Some neighbourhoods are more expensive than others, so it's best to do your research before making a decision. Especially the upcoming districts of Ijburg and Oostelijk Havengebied are the best choice when you are looking for a cheap studio in Amsterdam.

You can still find 30 to 40m² studios in those neighbourhoods for less than €1,000 per month.

The most popular areas of the city have varying costs. In Oud-West and De Pijp, for example, you will pay around €30/m². In these areas, a studio will easily cost around €1400 per month.

Different neighbourhoods of Amsterdam

If you want to rent a studio in Amsterdam, your options will depend on certain factors. How trendy do you want your area to be? Would you prefer to live in a well-known area or something new that's still being developed?

Renting a studio in Amsterdam West

When you're looking to rent a studio in Amsterdam West, some of the most popular neighbourhood options are Oud-West, de Baarsjes and Bos & Lommer. If you want a cheaper option for your rental studio in Amsterdam West, consider Nieuw-West and Houthavens neighbourhoods.

The districts of Amsterdam-West are pleasant to live in, with a variety of parks and cozy multicultural communities. In some areas, such as Oud-West and Bos & Lommer, you may still discover many authentic homes, whereas Houthavens is characterized by high-rise buildings on newly created residential islands.

Renting a studio in Amsterdam Noord

Renting a studio in Amsterdam-Noord means you are completely up to date with the latest trends. The “other side of the Ij” has become extremely popular in recent years, not in the least because it is still affordable to live there – something that can no longer be said about many other places in the city.

The industrial past can be found in various places in Amsterdam-Noord – at the trendy NDSM shipyard, for example – but even so, you can also encounter villages in the middle of this district!

In terms of accessibility, you have nothing to fear. After all, the North-South line provides a fast connection to the centre.

Renting a studio in Amsterdam Zuid

If you want to rent a studio in Amsterdam South, your options for neighbourhoods are De Pijp, Hoofddorppleinbuurt, Oud-Zuid, Rivierenbuurt and Zuidas (with buitenveldert as the main neighbourhood).

However, if you're looking for a cheap studio in Amsterdam-Zuid specifically, be aware that prices tend to be high so finding a cheap rental studio will be hard.

Of the available options within Zuid, Buitenveldert is generally the most affordable.

Zuid is a widely popular district thanks to its wide avenues and stately architecture on one side and the hip and trendy spots on the other. You also get an international feeling at Zuidas because it is known as the business hub of the city.

Renting a studio in Amsterdam Zuidoost

When you're looking for a low-cost studio to rent in Amsterdam, Zuidoost is the place for you.

Renting a room here costs an average of €20/m², making it one of the more affordable options in Amsterdam. Of course, it's located a bit further from the centre than other areas, but by bike or public transport, you can get there quickly enough.

Zuidoost is characterized by a lot of greenery and a multicultural feeling. You will also find the Gaasperplas which features the most famous beach in Amsterdam!

Renting a studio in Amsterdam Oost

There are many rooms for rent in Amsterdam-Oost, including in Watergraafsmeer, het Oostelijk Havengebied, Zeeburg and Ijburg. These districts were newly created or recently developed into residential areas, so prices here are still relatively low.

Watergraafsmeer is a lively working-class district, but other neighbourhoods in Oost have new constructions, high-rise buildings, landscaped islands and an international appearance.

Renting a studio in Amsterdam Centrum

Many people are drawn to the historic centre of Amsterdam because of its charm.

If you want to rent a studio in Amsterdam-Centrum,  you'll have all the tourist attractions nearby and there will always be something to do.

However, throngs of tourists will follow you wherever you go. Additionally, there aren't many green spaces to be found.
